the Arabah east of the Sea of Chinnereth to the Sea of Arabah (that is, the Dead Sea), eastward through Beth-jeshimoth and southward below the slopes of Pisgah.

His kingdom included the eastern Arabah from the Sea of Kinnereth to the Sea of the Arabah (the Salt Sea), including the route to Beth Jeshimoth and the area southward below the slopes of Pisgah.

And from the plaine vnto the sea of Cinneroth Eastward, and vnto the Sea of the plaine, euen the salt sea Eastward, the way to Beth-ieshimoth, and from the South vnder the springs of Pisgah.
and the Arabah as far as the Sea of Chinneroth toward the east, and as far as the sea of the Arabah, even the Salt Sea, eastward toward Beth-jeshimoth, and on the south, at the foot of the slopes of Pisgah;
Sihon also controlled the eastern side of the Jordan River valley from Lake Galilee south to Beth-Jeshimoth and the Dead Sea. In addition to these regions, he ruled the town called Slopes of Mount Pisgah and the land south of there at the foot of the hill.

He also ruled over the eastern side of the Jordan Valley from Lake Galilee to the Dead Sea (Salt Sea). And he ruled from Beth Jeshimoth to the south to the hills of Pisgah.

sea of Chinneroth: This inland sea, or rather lake, which drives its several names, the Lake of Tiberias, Sea of Galilee, Lake of Gennesareth, from the territory which forms its western and south-western border, is computed to be between seventeen and eighteen miles in length, and from five to six in breadth. The waters of this lake, which are sweet and agreeable, lie in a deep basin, surrounded with lofty hills, except at the north and south, where it is a plain country or level. There is a current through the whole lake even to the shore; and the Jordan through it is discernible by the smoothness of the surface in that part. Its appearance from the north- western extremity is said by Mr. Buckingham to be exceedingly grand; but the barren aspect of the mountains on each side, and the total absence of wood, give a cast of dullness to the picture. And from the plain,.... Or rather, "and the plain", the plains of Moab, which, before possessed by the Israelites, belonged to the kingdom of Sihon; and the plains of Jordan, which reached
to the sea of Cinneroth on the east; the same with the lake of Gennesaret, and sea of Tiberias, mentioned in the New Testament,
Matthew 14:34:
and unto the sea of the plain; where stood the cities of the plain, Sodom, Gomorrah, c.
[even] the salt sea on the east the same with the dead sea, into which the plain the above cities stood on was converted:
the way to Bethjeshimoth; which was a place in the plains of Moab,
Numbers 33:49;
and from the south under Ashdothpisgah; or the springs of Pisgah, which flowed from the mount of that name, Deuteronomy 3:17.

All the plain on the east - i. e. the Arabah or depressed tract along the east bank of Jordan, the modern El-Ghor (see Numbers 22:1).

From the middle of the river - i. e. as appears from Joshua 13:9, Joshua 13:16, “from the city that is in the midst of the river;” namely,, Ar Moab (see Deuteronomy 2:36).

From the plain - Render “over the plain;” for the words describe not one of the boundaries of Sihon’s kingdom, but part of the territory included in it, i. e. the eastern portion of the Ghor, between the Sea of Tiberias and the Dead Sea.
Clarke's Notes on the Bible
Verse Joshua 12:3. The sea of Chinneroth — Or Gennesareth, the same as the lake or sea of Tiberias.
The Salt Sea on the east — ים המלח yam hammelach, which is here translated the Salt Sea, is understood by others to mean the sea of the city Melach. Where can we find any thing that can be called a salt sea on the east of the lake of Gennesareth? Some think that the lake Asphaltites, called also the Dead Sea, Sea of the Desert, Sea of Sodom, and Salt Sea, is here intended.
Beth-jeshimoth — A city near the Dead Sea in the plains of Moab.
Ashdoth-pisgah — Supposed to be a city at the foot of Mount Pisgah.
